A nice development located in the midst of some very good schools. Most importantly located just along Dunearn road which makes it easy for visitors and residents to travel out. Only drawback would the lack of visitor lots. Just 5 to 6 lots for so many units.

Cluster Homes (4 BR, ~ 3000 sqft units) with an even mix of locals and expats, mostly family with younger children. The ground level is car free (except at the entry and drop off zones) so kids can play safely. Transportation: Pros: - 400m to Tan Kah Kee MRT station (Downtown Line) - bus stop with plenty of buses all over the island Cons: School day traffic jam along Dunearn Road from 645 - 720am. Grocery: - Greenwood has 3 mini marts (Cold Storage, NTUC and Heng Heng) - NTUC Supermarket at Coronation Plaza (~1.4km) - German Market near Bukit Timah and Duchness Clinics: Private GP clinic nearby across the street near Duchess. Food: Good restaurants at Greenwood (Japanese, Chinese, Italian etc.) Bakery/cafes. Adam Road hawker center 2 bus stops away Plenty more at 6th Ave, Coronation and Serene Center also nearby Education: Pri Schools: For parents with kids vying for P1 spots nearby. Note that some units are within 1km of both Nanyang Pri and RGPS. Please check on the MOE website for confirmation before you rent/buy for that purpose. Tuition & Art: Coronation has art studios (for kids) and tuition centers (preschool to JC) for the "Tiger Parent" Unit Layout: Basement: 2 car parking, open air terrace, laundry room, helper's room, lobby, store room lvl 1 (aka ground level): living room kitchen, front patio, back patio (can put wet kitchen here) with awning (owner installed), lvl 2: master BR with walk in closet and attached toilet. common bedroom lvl 3: 2 small BRs with just enough space for a bed and a roof patio Kitchen: Comes installed with De Dietrich multifunction oven, hop (gas & induction), hood. If it's still working, it's good to use. Notes: My own unit had some water leak from the windows and a bad one that damaged the wooden flooring. Seem to be a flaw from construction. MCST covers the leaks from external, MCST has been professional and responsive, nevertheless, COVID may impact repair operations. Aircon: Developer installed 3 ducted aircons. 1 in the living room 1 in the dining area 1 in master BR This is just an impractical design, a moronic decision really, however the developer probably got a sweet deal and now it's the owner's problem. If/when the ducted blower breaks down, it is difficult to find people to fix it, not to mention the cost. To replace it, you need to remove the entire ceiling and then repatch it. When my own living room unit broke, I had it patched up and replaced with a 24000 BTU wall mount unit. The pipes cannot be replaced without major renovations. Rant over. Facilities: Small gym with a couple trendmills, bicycle machine, small selection of barbell weights and a cable operated gym station. If you need a great gym or a huge pool, this is not it. 4 swimming pools - a 2 lane lap pool, seems to be 50m - basement splash zone pool - jacuzzi pool - main pool, kids mainly playing here 1 studio available for booking, though I have never booked it. I see dance classes in there sometimes. Nearby Parks: Watten Estate Road Park is about 500m away, has a zip line, sand pit, main playground and toddler playground and exercise area. Botanical Gardens. UNESCO world heritage park is 1.6km walk away. Also can reach by bus or MRT. Note that the Jacob Balla's children's garden is also there. It is a smaller garden within the larger Botanical Garden area. Entry is at the north part of the garden. Free entry, but adults need to be bringing a child there. There is a little hedge maze and many kid friendly facilities there 2 big playground areas. Several nice toilets in the park itself. A great venue to visit considering COVID restrictions. Note that the facilities are showing some signs of age, development is ~10 years old now. Limited visitor's parking ~6 lots, with 1 handicapped lot. Can be difficult to park at certain times. 4 stars overall -1 for the crazy traffic jam, moronic aircon choice and some aging of facilities. FYI: MCST is $500/mo + GST as of Dec 2021,(Knight Frank)

The king of schools, close proximity to all the top schools in school, 300m away from Tan Kah Kee MRT, one of the least crowded and least utilize MRT station, due to low density residency around the area. Great connectivity via Busses, and in a quiet peaceful environment.

Over 3000sqft of space, span over 4 levels, more than comfortable for our family of 6 (3 generations). The facilities are great, with lap pool, gym, kids pool, jacuzzi etc. the few rows of paths between the units are great for kids to run about. For cluster house, is one of the best you can find in Singapore, in a premium location.
