From an agent's view, when there are 2 equally good offers, the agent would recommend the seller to accept the buyer with an agent instead of the other buyer without an agent, as the risk of the buyer backing out is lower because an agent would have briefed the buyer about the process. I wouldn't have known this without meeting Nat.

He also focuses more on our needs and takes time to find those out before sharing with us further on how we can approach on moving to our new home. Nat is someone who will share both the pros and cons of our decisions and unlike other agents that we have came across before that are mostly more like "salesmen".
