★ ★ ★ ★ ★ Serene condo located in serangoon north. Facilities include bbq pits with grill, half basketball court,tennis court, reading room, multiple jacuzzis, children's pool with water playground, lap pool, sauna, playground ,function room and karaoke room.

★ ★ ★ ★ ★ This condo is like a resort. There is lots of greenery and water around the estate to create a feel of a paradise condo (well, it is tbh). But we all must credit where credit is due. The management of the condo is outstanding as they do weekly pest smoking and tend all the greenery and waters very well. And somehow there are no wild birds like pigeons and mynahs in the condo estate.Thanks!

Lived in the 3rd floor and never ever found one cockroach in the buildings. They weekly do pest control.
The garden is also very well treated
It is very clean with very polite staff.
The facilities are amazing, with very large pool.
When it had the shuttle bus to NEX was even better.
The gym is a little bit small, but good enough.

★ ★ ★ ★ ★ Very nice and comfortable Condo feeling with good security , beautiful landscaping , resort feel , multiple pools (including kids water playground) and BBQ pits. Ample parking space , visitor lots and even handicapped lots. Oh ya , saw handicapped lifts through the project as well.
Function room has 2 tiers with an outdoor space for guests to chill out if they prefer the outdoor windy environment. Great place to host event.
I particularly like the walking trails along the sides the Condo. Prefect for an evening stroll after dinner. On the side that faces the landed houses , it is even good for wheel chairs.
Even as a visitor visiting , I realised that the residents are smiley and friendly. One of the nicest that I have visited honestly.

★ ★ ★ ★ ★ Very undervalued condo. Among the condos nearby, it is the nearest to the upcoming Serangoon North MRT and yet the cheapest at about 1200psf. It is also the least dense development as it is low rise.
Affinity at Serangoon and Garden Residences are new developments but super overpriced at above 1600psf, not to mention the high density and small land. They are also twice as far to the MRT. Further down is Florence Residences which is even worse. Not near any MRT at all. At least 12 mins walk to Kovan MRT with no shelter

★ ★ ★ ★ ★ low rise condos, huge estate, plenty of space rectangle compound. different from the typical squarish development. huge carpark too. the designated visitor's carpark is a bit of a bummer though because the host you're visiting may be at the opposite end of the visitor's carpark. but.. i guess you could take a stroll in the quiet and peaceful (mostly) neighborhood!
