Sant Ritz - 1 Pheng Geck Ave

We came to view a strata 3 storey house. Very interesting to have your own front door independent of the condo's front gate. There's a door to the den (ideal for playroom or man cave) and carpark at the basement. There's another door at the kitchen going to the swimming pool deck. The pool is about 10 steps away, so keep the door locked if you have young kids. There's a kitchen on the ground floor and a kitchenette upstairs. Place is designed so you can rent out basement and ground floor separately from the 3 bedrooms + kitchenette upstairs. We liked it. The 3 bedroom house was slightly below 1,800 sqft and the layout (after space taken by the staircase) was a little too small for what we were looking for.

Really rude and noisy neighbours. Screaming couples upstairs quarrelling way after midnight. Ridiculously, security guards didn’t do anything about it. Also, why do they disallow any guest to stay and park after 12am. Why do they impose on our freedom? Rental is cheap here for a reason. Not worth the money with so much noise and rude neighbours. All the gates are closed, making us walk so far to the main gate. Ground level apartments have doors wide open into the open road, so there is no security whatsoever. Security guards bother all the residents and guests, but leaves a wide open fenceless side to the main gate. Unbelievable! Do not understand why the management bother checking all the residents and guests, submitting us to draconian rules and making us worse off staying inside a condo than a HDB.

Wished there was a zero star rating that I could choose. Was staying at Sant Ritz for a year and it was the worst accommodation I have stayed so far. The condominium is beautiful and tastefully done up, however there is some wear and tear that takes ages to rectify and also, the management is terrible. They locked up all side gates because of covid, and we had to take a huge detour just to get to the nearby coffeeshop. I am not sure if this is even allowed? What if there is an emergency and the residents need to get out of the condo fast? The management finally decided to unlock one of the side gates, and then proceeded to chain-lock it again after a few days, and put up a sign which says the door is faulty when it clearly isn’t. Why do you want to lie to the residents about such a thing? The security guards are also very rude. Doesn’t seem like it’s in the management’s interests to keep the residents happy and satisfied. Stay away from this development if you can.

We have lived five happy years of our lives here in Sant Ritz. (2016 to 2021) so many good memories we have here.

Feels like a prison with strict rules and regulations. No guest parking after 12am. Guards that are excessively exercising their authority. Even then, aged guards are hardly qualified to patrol the place so not sure if needed, they are up to the job. Low rental price of the property draws in lots of noisy rental residents. Swimming pool is rather small and even smaller gym. Kids screaming downstairs the whole day. Management keeps on coming up with new rules that curbs our rights. Gates are all closed and physically pad locked to prevent us the convenience of entering the building. Quite a lot of police keep coming here, making this place feel oppressive and unsafe.

No pick-up and drop-off allowed inside of the condo as the management instruction. You will be getting wet when u take taxi in the raining days. Good luck! Security team has been disrespectful and rude to drivers, guests, delivery staff and residents for years. Speech less, don’t want give even 1 star.

very cozy place with convenience to travel by potong pasir MRT right below the side gate. food across the street are amazing with famous food stalls, Domino's pizza , 4 fingers, makisan salad and more on Poiz Center shopping malls. If you need local foods right below your doorstep with amazing prawn noodles, herbal ducks, ngo hiang, laksa, etc.

Sant Ritz is a very unique contemporary designed condominium. The frontage was a 5 storey block which the call it a Row House block, with boundary-less frontage likewise European Style Townhouses and a 19 storey Tower Block adjacent and sit on above to form a L-Shape building façade. Swimming Pool Pool Deck, BBQ Pit, Gymnasium, Aqua Gym are on the ground level. Bus Stop right outside the side gate with sheltered walk way linked to Potong Pasir MRT Station. Conveniently accessible and connectivity. Good location for own stay and also tenant sought-after development to lease.
