★ ★ ★ ★ ★ Rare private apartment, relatively new, no condo facilities, decent 1 and 2 bedroom size relatively bigger compared to others around.
Developer has not able to sell all 1-bedroom penthouses and 2-bedrooms large type at level 3. The reason is simple, quantum price is too high for both type.
Price quantum for 1-bedroom penthouses around that area could hardly exceed 800K (see guillemard edge or water edge 1 bedroom penthouse as comparison, both has full condo facility).
Price quantum for 2-bedrooms also could hardly exceed 1 millions. The negative point would be low floor and potential noise due to next to mechanical car park and to have 2 small units directly above.
Developer may consider to sell both in fully furnished condition with current published price. Otherwise simply cut lost and learn from the mistake.
