★ ★ ★ ★ ★ Located in quieter area of Geylang, about 7 minutes walk from paya lebar and dakota mrt.
All units are small 1 or 1+1 bedroom. Poor interior layout.
Due to the gigantic bomb shelter located next to door entrance + sizeable balcony, the unit usable area is even smaller and cramped.

Best place to live, near to ntuc only next door few step away only, there is cheer convinient store at the petrol station which is opposite the property, got fruits stall next to ntuc (durian, young coconut, manggosten are my fav :) , got atm next ntuc as well. There are 2 nearer mrt paya lebar and dakota, about 600-700 meter way, so can choose which line i need to go (need to walk but not very far for me....abot 10-15 mins ...healthy walking ...
Foods...dont ask...check google...too long to spell it out... this is the best place to live.

★ ★ ★ ★ ★ a bit experience to share with those interested in this apartment building. stayed for a year.
first, Google "Geylang" before you decide to move here. just to be clear what you're getting into and what to expect. yes there'll be suspicious-looking ppl wandering around or sitting around, some of them tattooed, some of them with too much makeup.
location is kind of awkward, btwn Paya Lebar and Dakota, need to walk for 8 to 10 mins to either MRT station.
great food options, mostly Chinese, a couple of small bars around. but don't go to those "clubs", you'll recognize them when you walk by.
second, come back to the building itself. Noise, it's all about the noise.
there's a small park in front of the building, with a tiny playground. oh nice innit,
let me tell ya the reality of living right next to a park: you DON'T get to sleep in on weekends.
there'll be zoomba or line dance with loud music starting from 8am on a Sat morning. and occasionally gov't events or just local politician's campaign activities.
you might be wondering why your local friends never tell you it's awful to live next to a park. probably because they don't know. 90% of the chance they live in HDBs and it's not allowed to host such activities like zoomba and line dance xxx meters away from HDB. because it's LOUD. that's why they choose one of the parks like this, right in front of this apartment, suckas.
and another awesome thing is this very apartment building, is right under the route of the planes / bombers taking off from a military air base nearby. so if you happen to stay at home someday during the week, you're gonna know what's it like to have planes flying super low over your head every couple hours. oh and if you're lucky, maybe around the national day celebration time, you're gonna hear them planes at nights as well. not super late though, just loud.
all those said, if you still want to choose this building, pleasr don't choose the top floor. yes you'll have a BBQ pitch by yourself on the rooftop and access to swimming pool from there. but the heat, the heat maan. you can't survive a cool day without aircon. and because the genius drainage design of the building, and you have a staircase to the rooftop right, every time it rains heavily, you'll get a flooded apartment from the stairs with rainwater coming from the rooftop.
and no, no agent would tell you any of it.

★ ★ ★ ★ ★ Maintenance fee is extremely high for this Geylang private residential although there is only a swimming pool and small gym. There are about 10 surface parking lots and a mechanical carpark.

★ ★ ★ ★ ★ Nice place to stay. But night security need to change or terminated as so darn rude, arrogant, not courtesy. Always talk about management but he is own management control all rule. Hope someone do or take necessary action.

★ ★ ★ ★ ★ The night shift security guard has a serious courtesy issue but seems that no one has successfully file an complaint.
The old man claimed himself as supervisor. Shouting to residents loudly just because they are new to the place and not knowing the closure time of facilities. Horrible, he shouts like he is going to punch you on your face when you kindly ask him where is the opening hours posted.
About the condo, so-so. Sometimes quite noisy because air base is just nearby. A bit long walk to the mrt station.
Good swimming pool but tiny gym.
