Valley Park - 475 River Valley Rd

Large condo with tennis courts, swimming pools, squash courts (indoor), gym and jacuzzi. Rental prices are slightly lower compared to the surrounding estates. Estate is the oldest in the area though.

Appartment #13-14 483B River Valley road, #13-14, River Valley, 248368 SINGAPORE We had loved to stay at Valley Park. But please be aware of our return of experience before you contract a lease with this unit. Here is our return of experience: 1. The landlord would take all her time, putting you at risk, before she confirms a decision to contract a lease with you, as she would be waiting anytime to get a better offer 2. We expected to renew our lease. At the end of the lease the landlord changed her mind several time for the last 2 months. She became unpredictable and untrustworthy. As her intentions were not clear, at the the last minute we add to make the decision to leave to secure a place of living: no choice, found a new rent above the market and farther away from the office and incurred additional costs for moving. 3. She did not pay back the deposit. We are currently under a procedure. We have always been keen at maintaining the appartement. It is a matter of respect. And we are proud to invite your family and friends at home to share dinners or lunch and show a well maintained appartment therefore. 4. Although there has been some renovation, for day-to-day use the appartement remains a old condominium. Furnitures are cheap and low quality. The rent is high and above market. Do not hesitate to compare with other units. Note: Please note that we are landlord of an apartment at Paris. French system is indeed too much in favor of Tenants. Nevertheless we believe that being a socially responsible person and landlord is part of our value and contribution to the society. We therefore can hardly stand the low / no value behavior of the landlord of #13-14

This condo development is one of the older developments in the area. Regularly refurbished, well run largely expat community. You get quiet, nice swimming pools, larger condos and security here along with proximity to everything you could want, except an MRT (coming soon at Great World City). Recommend.

I lived here from 2002 to 2009 and enjoyed it very much. Despite the huge size of the complex the pools are rarely busy, even at the weekend. The expat community was always friendly and I made many long term friends by the pool. Spacious apartments, ample parking, friendly security guards. It is convenient for bus routes and Great World City mall.

Tyrannical management who direct their security staff to harass residents and even children using the site facilities. They are determined to go way above and beyond what is required by the government on Covid safety regulations creating a horrible atmosphere where you are constantly being watched by someone and then harassed by security for even the slightest infraction of their draconian rules. When confronted with the fact that they are going beyond the law, they simply reply 'well this is condo-law' laid down by the management. This behavior is a fairly recent development but if it continues then I will be moving to another site. Very sad, as I have been here for over 5 years and everything was fine before this.

Great condo, lovely facilities - HOt water jacuzzi pool next to pool is rarity, very nice sauna and steam room, spacious gym overlooking pools. 3 pools, huge main pool, big children's/ lap pool and a separate nice toddlers play pool. Very lovely bbq pits near nice gardens and foliage and huge function room with fantastic rates. Huge land size, lovely walk around within estate or a few rounds round pool in evenings no need to go out onto roads. Friendly security, neighbors kids just run around estate on their own, very safe. Very spacious apartments, very difficult to find in new launches now

Just another condominuim with close proximity to a mall though small and a short travel to larger malls & Orchard via public transport. Encountered a very nice & helpful female security officer on site to offered assistance without being approached.
