If you're considering to rent a serviced office at CSO, my advise is, look elsewhere. My short stint with CSO (Scotts) @ Shaw Centre was a terrible and painful one. We rented their premises from 7th march 2020 and they collected a $1,200 security deposit from us. During the circuit breaker they did not offer any rental reduction at all when they received mandatory rental assistance from the main landlord - Shaw Brothers. Not even a single cent. We signed a short lease and requested to shorten it as our office is ready - they refused and mentioned the contract is binding. Which is fair enough. Then we asked further if it is possible for us to find a replacement tenant for them to take over our lease. They mentioned the arrangement is possible BUT in the process we WILL lose 100% of our security deposit even if we manage to find a replacement tenant for them. (Normally market practice the Landlord will return the SD to the ex-tenant minus deductions if any should they be able to find a replacement tenant to take over) In times like this you see the true colors of these people running the business. They exercise zero flexibility. Then we move on to the issue with refunding of the security deposit. As you all know the standard market practice for a refund of security deposit for leases in Singapore ranges from 7-14 days. CSO (Scotts) have listed the following fine print in their contract: We shall be entitled to hold the Security Deposit until all your obligations under this Agreement have been satisfied, and the Security Deposit shall be refundable to you upon written request made no earlier than 60 days (nor later than 180 days) after the termination of this Agreement. So, be prepared to get your SD frozen there for a nice and long time before you get them refunded. 60-180days window period is pretty long. The place is neat, good location, internet gets cranky for a few hours on some days, but seriously a good landlord is more important than anything else.

This is to clarify Ms Jane Tan’s review below, where she conveniently omitted many relevant points. Jane owns Isabella Aesthetics/Trillion Wellness Group at Scotts Square and Jurong Point, and failed to mention that: •She rented our Serviced Office premises under Trillion Wellness Group for temporary beauty training sessions for only 2.5 months, but failed to make full payment for the amount due despite repeated reminders. •Despite this, CSO helped her submit her rental rebate requests to Landlord & IRAS but was informed by IRAS she did not qualify for any of the rebates and hence did not receive any under Trillion Wellness Group. She failed to mention she received significant reliefs & rebates for Isabella Aesthetics. •CSO received Property Tax Relief from IRAS which CSO then voluntarily passed on to our eligible tenants, so CSO did not benefit from any IRAS or Govt reliefs and still had to pay full rent to Landlord. Trillion Wellness did not receive such relief because Trillion Wellness did not qualify. The rest of CSO tenants who did qualify received their rebates in full. •Instead CSO voluntarily offered to extent her use of the office FREE-OF-CHARGE for the equivalent period where her office could not be used due to Govt-mandated lockdown measures. Jane refused and only wanted to use the excuse to break her signed Agreement because she did not want to honor her signed Agreement. •Our Agreement clearly states our security deposit refund policy, which follows industry standard, which Jane agreed to when she signed the Agreement. Despite repeated explanations that time is needed to verify accounts, overseas cheque signatories, etc, Jane refuses to accept it. Ironic in view of numerous complaints about overcharging and non-refunds for her own beauty businesses. Jane also failed to mention that: •She ended up using CSO’s premises until June 2020. •She did not make any payment since March 2020 so extremely overdue and despite numerous reminders, and continued using our premises since 1 May 2020 once CB finished. Jane only paid in June 2020. Even so, CSO waived all late charges. •CSO refunded her deposit within 60 days as agreed under terms of our Agreement. So read the reviews on her business and make your own judgement.
