★ ★ ★ ★ ★ No wonder it saled cheap. Was attracted by the pics but found the opposite river bank will have high buidings sooner or later. Where got permanent open green view. More importantly, the management...... Disgusting. Give up.

★ ★ ★ ★ ★ Kingsford Waterbay is a large residential development located in a private residential enclave of Upper Serangoon View in District 19.
The project has 1,165 units spread across nine 16 storey towers, arranged in such a way that all residents either have a view over Sungei Serangoon or the large number of facilities that the development boasts. These facilities include 2, 50 metre lap pools, a wave pool, tennis court, aqua gym, putting green and sky bar among others.
Kingsford Waterbay is not in easy walking of an MRT, though a shuttle bus and 2 regular bus services will take residents there in around 10 minutes. The KPE is close to Kingsford Waterbay, meaning a drive into the CBD can be achieved in around 20 minutes.

This is the worst design I've seen, long corridor for carpark, riders cant ride inside because of how CRAMPED it is in here. Whatever designed this, you must be drunk, how did you even graduate as an architect or something?
To residents who regret getting a home here, you are right. The lobby is SOO SMALL

Its a long lane of many blocks with 2 gantry left and right.
Both entry are working but You can only enter by the right gantry.
If you are delivering food to residents staying on the far left, you have to park and walk 200m to deliver and back 200m. Ridiculous!
Why is the left security seating there doing nothing when he can help delivery personal for smooth delivery to residents?

★ ★ ★ ★ ★ Dumb condo, how do you not have an alternate entrance to access blks 70-84. Required to walk from gantry through the carpark, which is dangerous because there's no walkways or routes for pedestrians in the cramped carpark. Good luck to delivery riders/couriers.
