Near to metro station and wonderful place with good and clean environment.

Office space are small but stringent security. Walking distance took about 10mins away from station.

Large new office building, but delusionally high priced rent per sqft. The marketing strategy seems to be based upon the buildings close proximity to the new high speed rail from Malaysia, Singapore's CBD2, and the Cross Island MRT line. The problem is that construction hasn't even been started on the high speed rail yet, and once it has, it won't be finished for YEARS, the CBD2 is a yet to be planned fantasy, and the Cross Island MRT line isn't even scheduled to open until 2030! Add to this that fact that EVERY one of the ground floor retail spaces is unoccupied (i.e. no daycare, urgent care, food court, etc.) and it becomes impossible to justify the sky high rental prices that they are asking. Even some of their marketing bullet points are not just invalid (at least for the next decade), but their negatives. For instance the high speed rail station construction is going to turn the space next to the building into a noisy construction zone for the next 5 years, so why would ANY sane business person pay EXTRA for proximity to that, when it should be a huge DISCOUNT until the construction is finished? The location has potential, but not until they drop the wishful thinking and credit their tenants for the hardship of being in an "up and coming" area while it's being built rather than charging them for the imaginary privilege of being in a place that will be great "some day".
