Engaged ZL Construction on 2 occasions for a customised display board. They were able to deliver on time and provide great recommendation on how my display board should be done. Finish product is excellent and workmanship is awesome! Will definitely recommend ??

Not recommended. Unresponsive, not prompt, and tardy. Don't be too eager to jump in first based on reviews. It was unfortunate they assigned the wrong person to take care of my renovations needs. That person didn't have a pen and paper to take notes, let alone even a measuring tape to take measurements. Hope it doesn't happen to yours. The initiate quote took more than 8 days to prepare. Without notes and the measuring tape, the assigned person missed out a few things and added extra things not required since he could not remember for so long. As a result, the quote was super late and done like a rushed-job scrambling to meet an overdue delivery coupled with an exorbitant price tag of more than $70K for general minor works and standard works for demolition, carpentry, masonry, plumbing, etc. Generally $45K-50K ball park range was expected as there were other vendor quotes involved. Vis-a-vis their quote was outrageous compared with others. You might be lucky if you have a right one assigned, else it could be difficult.

Picking the right guy and company for such an important home renovation project is as crucial as making old mom happy with the end results. ZLC and Jake were the right combination. Having him working on this project settles my mind, and there isnt drama or nightmares associated with some other contractors. Good quality work, responsiveness, professionalism are no different from any world class service providers, and more so they are home grown too. I am proud to have ZLC and Jake handled this work and well done Sir. 80 years old mom said good job!

Engaged Sean from ZLC to renovate my 2 bedder resale unit. Sean was very professional and responsive throughout the process. We were kept updated on the progress of the renovation via a group Whatsapp chat which included his supervisor, Jake. While some hiccups are inevitable, Sean always ensured they were rectified to our satisfaction. Very grateful for the services rendered in producing our dream home. Have recommended their services to my own friends and family. No regrets engaging ZLC for my renovation!

Decided to engage ZLC after doing an internet search and reading online reviews. Despite the restrictions mid this year, Jake and team adapted and were nimble with their plans. Communication was smooth and quick over WhatsApp and I was informed and consulted throughout the renovation journey so there were no surprises. Quality of work and material was good, pricing was competitive and recommendations were practical considering my small unit and lifestyle. Thanks for helping me in this journey and would recommend for future renovation works.

I personally dislike posting public reviews as I value account privacy but I feel that the positive experience my family had going with ZLC for our recent renovation warrants going against the grain. Our HDB BTO was delayed on multiple occasions due to the COVID-19 pandemic. Whilst we were able to start renovation by end-Sep 2021, we had already secured a buyer for our current flat with a drop-dead handover at the start of Dec 2021. Not only did ZLC managed to complete the renovations of a completely-opt-out 5 room BTO within 2 months, we were able to secure all 5 air-con blower units, all necessary building material, install all our carpentry, affix all our electrical components, and mount all our plumbing fixture without hiccups. On 2 Dec 2021, we successfully shifted into a flat which felt bright, airy, spacious and totally outfitted with the copious storage solutions for our family. I dare say that few other, if any, contractors/ID would have the confidence to take up this project due to the immensely challenging time-line but ZLC was certainly game for it. Having gone to the various stores to select tiles, laminates, fittings it was clear to my wife and I that ZLC enjoys a good reputation amongst the store owners and is a trusted, experienced player in the local renovation scene. On knowing that it was Jake who is handling our renovation, the store-keepers were quick to serve, honest in suggesting value-for-money choices instead of pushing the most expensive, and were more than ready to hold stock for us on Jake’s word. This aspect certainly contributed to us being able to complete renovations on time. Perhaps another important factor in ensuring the speediness was that ZLC has its own carpentry factory here in Singapore - and thus were less affected by the border closure of Malaysia where many other contractor companies actually fabricate their parts. It was also clear from our discussions with Jake that he has served many distinguished and/or “atas” clients. And so it was a breath of fresh air that he was game enough to take on our broad requirements: that we wanted a flat which looked great and yet is very easily maintained. Essentially our flat has to be “designed for maintenance” and the renovations certainly delivered. A vast majority of our carpentry were made to sit on cement mortar bases, we achieved cove-like lighting using pelmets which meant easy access by us for future replacements without creating unwanted horizontal spaces where lizards, insects and cobwebs could hide, and we made design choices that provided hardiness without sacrificing on aesthetics such as tiles and ministered stone kitchen surfaces. Throughout the process Jake served as designer, project manager, consultant, logic checker all rolled into one. As home-owners, it is natural that we have to do our due diligence in dropping by the work site often to ensure that the renovations were carried out as intended and I would be remiss to say that I didn’t have to step in on occasions to nip a problem in the bud. But these occasions were far and few, and were certainly less often and of less grave consequences in stark comparison to our previous renovation. ZLC is certainly not the cheapest around but they are not exorbitant by a long mile. The trustworthiness, punctuality, infrastructural support present, the quality of work and service excellence are certainly worth more than the difference from the absolute lowest of bids.

Engaged ZLC to renovate our new 4-rm BTO during the pandemic last year and Jake was the PM. During the reno journey, he provided practical suggestions and different perspectives on designs and materials we wanted, allowing us to make more informed decisions. He also regularly updated us on progress. Although raw materials faced supply constraints during the pandemic, ZLC was able to deliver carpentry in a timely manner as they have an in-house team. We could also get all the required materials on time given ZLC’s reputation in the industry. Even when the cement screed was stolen, ZLC took responsibility and absorbed the costs. There were several occasions when oversight occurred due to miscommunication/details being missed out. However, Jake was quick to respond and rectify. We could also discuss and sort out issues which arose with Jake amicably. Room for improvement: The team should have given us more time to finalise electrical plan and further adjustments would have been avoided. Also, there were some minor scratches and leftover silicone on the carpentry. Overall, the reno process was smooth and we managed to co-create a beautiful and functional home with Jake and team. Would definitely recommend ZLC for their professional, transparent and punctual services. Thanks!
