River Isles - 64 Edgedale Plains

Staff working there park their motorbikes on visitor (CARPARKING LOTS) using cone to block the lots are very limited for visitor yet they are doing this they are supposed to park at opposite HDB carpark not parking in the condo for free feedback to management and nothing was done.

[I am writing as a resident of Punggol estate, who stayed here for 11+ over years and my honest opinion in my review when visiting the condos, so that individual can assess the pros and cons before any commitment.] River Isles is a Private Condo that TOP in 2015 comprising of 610 units, where main entrance is located along Edgedale Plains and side facing Punggol Central main road. The facilities are good, with fan and shelters for its BBQ pit, jacuzzi, 50m lap pool. With a number of water features fronting most of the patio units for privacy distance. In terms of floorplan, most of the 3 bedders, 4 bedders and dual keys units comes with long balcony at its living area, but has no-depth for alfresco dining (you cannot put a proper dining table for a 2 feet depth space). If you are an alfresco person, the only options here in River Isles are the patio units at ground floor or the Penthouse units at top levels. For car park B1 lift level landing, there is air-condition and the door entrance is made of glass to give a condo feel. For maintenance fees for 7 strata, is around $35X per month, or $30X per month for 6 strata. i understand from their residents that River Isles has a high surplus (in $ millions) of sinked fund and potential buyers need not worry about forking out more maintenance fees in future. For Electronic Vehicle (EV) owners, this estate comes with a few EV charging ports which residents can pay $120+ monthly for unlimited charging. River isles condo is 1 of the few condos in Punggol that has dual keys; 3 bedder dual key (2+studio) and 4 bedder dual key (3+studio). I like the space for studio and the space is reasonable. But this floorplan don't comes with utility room and maid's toilet, which might pose storage issues. In terms of amenities, the nearest foodcourt and supermarket is at Punggol Plaza, where you can walk from the side gate towards the HDB. Its 4 bus-stop away from Punggol MRT, 5-7mins to Coral Edge LRT. Some disadvantage is that there is a fire-station built directly opposite River isles that is likely to operate end of 2021 or early 2022. The units stacks directly facing Punggol Central will expect more frequent road noise, while the internal units also might expect some traffic noise during odd hours. Other major issues include high numbers of quality defects reported by River Isles residents (tiles problem, interior wall cracks, water valves leakage, poor furnishing, car park water leakage, etc) with the project as this development is by QingJian. You may have to observe/inspect closely at the interior & structural (wall, water-proofing) when viewing potential units as a resale buyer of this estate. For future potential, will be the upcoming Riviera MRT in 2031-2033 right beside the fire-station. But if you are a potential buyer, you have to wait 10+ years before the MRT is operationalised. But by then, your condo lease will decayed another 10+ years. In terms of pricing (based on Q4 2021), this condo fair market value for 3 bedder premium is $1010-1035 per sqft depends on floor level and facing. 4 bedder per sqft price should be lower. if you are paying more (e.g. >$11xx), you are paying beyond the market rate or a price equivalent to condo (e.g. A Treasure Trove, Parc Centros) which is right beside current MRT. With the weighing of pros and cons, will give this estate a 3.5 stars.

Very rude Security, was there to pick up a passenger, asked for mobile number by the security J**V **N, as it is rare to provide contact numbers in most condos so i asked why do they need for a quick pick up? I was totally shocked by his reply.. Yalah! F@@K You!!!! ..... Feteched the pax and told them the incident, they were stunned to have such securities at they condo, told them to report to their condo management team.

Condominium is too good. More than we can ask for. Wonderful management and friendly staff. please like my review if you think I have done Justice in my review

They have installed a sign in machine which is inconvenient for visitors to have to step out of their cars to sign in one by one,. This is terribly inefficent, especially when there is a long queue that has formed, waiting to enter the car park. Perhaps the security guard should be stationed next to the machine to key in the details for visitors, to speed things up?
