β β β β β Very nice pool and facilities. There are two blocks, next to Marina Bay. Apartments have beautiful frontage, a gym to die for, and the best views from the viewing galleries.

β β β β β 1. The management there is terrible.
2. Security staff are arrogant and rude. They clamp cars and remove bicycles without basis or notice and argue with everyone. They behave like gangsters.
3. Concierge service is more like a guard house security team. Negative service is what they provide.
4. Grab and Food panda riders hate this place. No one helps them get the food to the right unit. Concierge is always rude and unfriendly to them.
5. The place is very humid and many units suffer from a severe mould problem. Makes the unit unfit to stay and dangerous to young children and people with respiratory problems. You need a powerful dehumidifier. If not your walls turn dark green very quickly.
6. The washing machine cabinet does not have a dryer vent. So dryers don't work here. The dampness gets trapped in the apartment and makes the mould problem worse.
7. The road noise is terrible for units facing the road.
8. The constant event lights and noise after a while ceases to be entertainment and becomes a nuisance.
9. The lifts are so slow for such a tall building. In the morning and evening it can take 10 mins to get up or down.
10. Initially the nearby MBS and Gardens by the bay was exciting. But after a while the crowd made cycling and walking less enjoyable.
11. During weekday nights and all weekend the surrounding areas are very quiet and most F&B and retail joints are closed.
12. The Sail also has no waiting zone for cars picking up passengers. The nearby marina residences and condos have vehicle waiting areas so that it is easy for Grab and Gojek drivers to wait for customers. The security keeps chasing cars even if there are no vehicles being blocked. They are a real stickler for rules even if it reduces a positive residential experience. Politeness is totally absent.
The security and concierge teams should be sacked. They don't deserve even a single star for their authoritarian approach to management.
Absolute nightmare of a place. Glad to be moving out. Good riddance to bad rubbish.

β β β β β Potential tenants - live in this building at your own peril. Constant mould issues, waiting up to 15 minutes for the elevator (plus another 15 minutes to get downstairs during peak hours if you live on a higher floor), literally like living in a poorly made office building. AVOID

β β β β β This place is very delivery UNFRIENDLY! Too much restrictions and too many lifts to change to access targeted unit. In the era of everyone purchase things online and expect delivery to door step, the property management should improve accessibility for delivery to serve their residences better.

β β β β β Avoid this building like the plague. Every other review is correct - massive mould issues regardless of which floor or tower youβre on. Terrible management. Canβt stop for 5 seconds downstairs at the WAITING AREA before security forces you to move on. Donβt forget to having to BOOK A SLOT (and pay a $500 deposit!) for anytime you intend to receive even a medium/semi-large item you ordered online - EVEN if it fits in the elevator with no issue. The deposit only gets returned to you about a week later. Repeat every time you order anything thatβs larger than a regular Amazon parcel.
An absolutely soul-sucking experience even living here at 50% of the usual rent (as I leased during Covid, paying $3.5k for a unit thatβs $7k+ now) - I wouldnβt live here ever again, even for free. Every other tenant is absolutely lifeless, and thereβs zero sense of community for a building with over 1,100 units - and I donβt blame them.
If you donβt trust me - this building has a TERRIBLE reputation amongst every delivery driver and moving company Iβve spoken to. Not a single person has anything positive to say about the Sail.
