I have been living in this condo for a little while now and I am disappointed to say it is an unpleasant and unwelcoming place to live. The other residents I have met have generally been warm and friendly, however the management have created an oppressive culture and implemented rules & regulations within the condo that are consistently more strict than the prevailing SMMs of the time and display a contempt towards their residents that is hard to understand but no less unpleasant to experience. For example, they have only recently reopened the play area but have required tenants to book slots to use the slide and climbing frame and only one child at a time allowed on. They even asked a parent with their child who were not using the play area to move away from it because it hadn't been booked, even though they were actually using it and it was empty at the time. There is a consistent pattern of targeting children for nothing more than playing, even though they were adhering to the safe management measures of the time, particularly if it is their mothers supervising them rather than fathers. They use the security team as an internal police force to intimidate the kids playing when their mum's are supervising, but are less likely to say anything to dads, which is a particularly bullying and cowardly policy, and have even called the police when there have been occasional minor breaches of the SMMs as an intimidation tactic. I have to say I feel sorry for the security who are generally friendly and helpful and I sense are being instructed to behave this way by management. If you are considering moving here I strongly recommend you look elsewhere, especially if you have a young family. I am not posting under my real name because I know the management would start to target me if I did, they have done it before to others, but if you do view an apartment here then ask one of the other tenants, or your prospective landlord, about the points I have raised here and you will find that it is all true.

A beautiful place but feeling like you are not at home! Rules, rules, rules, forbidden, forbidden, forbidden!!! Guardians are sympathetics but under pressure by the management which don’t care about tenants and are disrespectful!!!

I moved in here a while ago, I have mixed feelings. Yes, I love neighbors, and the condo layout is good for a family, but I will never recommend this condo for you if you have young children or you're a foreigner. The condo management made me feel discriminated against as a tenant and as a foreigner in Singapore which is very frustrating in daily life, they will never hear your voice and want to control your life. 1. You are not allowed to dry your clothes on the balcony even though I pay for the entire space. 2. You are not allowed to use the facilities - the playground & the garden is still blocked, you need to book a space for it. Singapore Government announced that wearing a mask is optional outdoor, but this condo doesn't let kids play outside because of SAFETY (please share a definition of this SAFETY) and some OWNERS complained about noise from children probably 2 hours a day. 3. You must agree to let guards take any photos of your family or your place TO KEEP THIS PLACE SAFE. All guards are wearing a body cam and allow to take any photo and share it without your permission. Read the reviews, you will quickly notice that people raising the same issues. The management wants to rule over people living here.

I went to view an apartment recently and was very impressed. The complex is lovely, great pools, tennis courts and amenities. What struck me was that the playgrounds we still closed. How can this complex be family friendly if the children are unable to play. I tried to ask the guards about when it would reopen but all I got was it was due to safety reasons, I am unsure what this means. I talked to a resident who indicated that in the past years the place had become less tolerant of families. Overall, first impressions are great but there is a sense that families are not entirely welcome anymore. These are just my impressions but because of this we have decided to rent elsewhere.

I have lived in this place for a while and I have known the good times. It was great and it is no longer. A shade has fallen over this condo and it has nothing to do with covid. This condo is unfortunately a great example of how bad management creates a culture that encourages misbehavior, harassment and power abuse of some guards towards children, visitors and residents. Just one example is the playground in this condo that was closed from May 21' - March 22'. The reason shared by management: protecting our children and ourselves from complaints from others living in the condo nearby the play area who seem to hate to hear the joy of playing children... Isn't this called bad management or management by fear? There's unfortunately tons of such examples as it's become part of the culture in this condo. Therefore as long as this shade hangs over the condo, I would recommend families and people searching for an inclusive atmosphere to go for a happier place elsewhere.

A nice complex with good swimming pools and convenient location. However, the atmosphere has consistently and significantly declined over the last year. Facilities remained closed until just recently, without rational explanation to residents eg. children's playground, even though neighbourhood playgrounds have been open. The playground was finally opened this week, but with the new stipulation that residents book an hourly slot, saying social gatherings are limited to 5. Yet the use of a playground is not a social gathering and social distancing rules are no longer required with masks on. Overall, rules are made for the convenience of a minority of residents that regularly complain and send pictures to management; for example of children playing. Any and all complaints from tenants fall on deaf ears and are not taken into consideration; they are told to bring it up with their landlords. Management only cares about and listens to owners. Security, are supported and encouraged to call the police on residents, particularly children, rather than speaking directly to parents. This place could be great, if it was managed in a more professional and rationale way. Unfortunately it's not.

Used to live in this condo when it was still child friendly, was already changing when we left, we still have friends there and saw the condo change in a place where families/children don't seem welcome anymore. Their playground and play area for example has been closed for ages. Too sad cause it could be a nice place but we are glad we left for a better one".

Sixth Ave Residences is the redevelopment of Avenue Park condo, which went en-bloc in 1996. Back then, it was the largest en-bloc site at 172,000 sqft. As we all know, the Asian Financial Crisis came in 1997 and marked the start of doldrums in the property market for almost a decade after. If I am not mistaken, Keppel Land even had to write down this site's value on its annual reports. Long story short, Sixth Ave Residences went on sale in ~2006 before it TOP-ed in 2009, around the Global Financial Crisis. Its average psf was a mere $1,000 psf at its launch. Yet, with its historical high below $2,000 psf today, I think it still makes a lot of financial sense given its low density living space. It has just 175 units with 2x 50m lap pools and 1 tennis court, which is almost unheard of these days. It takes about 8 minutes walk to get to Sixth Avenue MRT and is a short drive to PIE and Holland Village.
