β β β β β Very quiet neighbourhood, had a pleasant stay here. Multiple food options and a FairPrice finest 3 mins walking distance. 9 mins to mrt and Square 2 shopping mall.

β β β β β We stayed at Ariva for 2 months and become attached to this place in a short period of time.
The staff were all very helpful and friendly. The rooms are a tad small but comfortable and has the basic necessities like hairdryer, washing machine, kitchen. The building and amenities are well maintained and room service clean the rooms weekly.
Ariva is so convenient! To the left of the Ariva is Balestier and Whampoa which is full of local eateries. To the right is Novena which has a number of shopping malls and restaurants as well. By MRT, it is less than 10 mins aways. There are buses as well which can take you to places like Little India, CBD area.

β β β β β Ariva on Shan is a great serviced residence, but what makes it outstanding is the hospitality and five star service of the staff there. This starts at the security when entering the facility, they are always down for a chat, then the great service by Melinda and Ann at the reception makes arriving back home bring a smile to your face, and last but not least a top management by Zul. Next to the nice rooms, Ariva on Shan managed to do a very crucial thing for anyone to feel at home, they have the right people. Without them, it would not have been the same and nowhere close to a home. Again a big thank you to the team, you guys are doing an exceptional job and I am sad to leave!

β β β β β We were in a situation which requires us to move out at a short notice. Luckily, we managed to get ourselves a place to stay with Ariva. The room were clean and well equipped. There was almost everything that we need in a house (washing machine + dryer, kitchen, laundry bags, hangers, etc).The swimming pool and gym were also well maintained. We were pleased with the services provided by the team. Special thanks to Melinda for accommodating to our need during and after the stay. I would definitely recommend Ariva to anyone, it is better compared to staying in a hotel. Once again, thank you team for the awesome stay.

β β β β β First bad review ever. The worst experience ever. I didnβt know I need the reservation for swimming pool and the only staff here literally shouted at me and dragging me out of swimming pool. How great is that. Let alone the smallest room and only once a week cleaning service.

β β β β β Ariva on Shan calls itself "Serviced Residences", which is an oxymoron. It has some good qualities but this is by no means a "serviced residence" given the lack of service. This is a good short term accommodation in a good area (it's not cheap though) but be prepared to get a "no" for any request you make, no matter how small.
Pros:
- Location - Balestier is fantastic - there are good supermarkets, shops, famous hawker markets, bak kuh teh shops, etc.
- Kitchen comes with rice cooker, microwave, toaster and kettle
- Bed is very comfortable
- Pool is shaded and lovely but you have to book in advance as only one room is allowed at a time
- Washer dryer in the room
- Balcony is huge and airy (shame there is no outdoor furniture provided - don't believe the other reviews)
- Neighbouring area is relatively quiet however there is construction in the hospital next door and even late at night, they make their poor workers work without power tools
Cons:
-- Absolutely HORRIBLE acoustics - all the one-bedroom flats are carved out of a two-bedroom unit with a very heavy shared front door which makes a very loud noise when closed. Your individual room doors are bizarrely vented which means you can hear and SMELL everything your neighbour does. The bedroom wall of one unit is connected to the bathroom area of the next unit. We had a neighbour who ran their washer dryer at 1 AM and it was incredibly disruptive. You can generally hear any and all noises from the neighbours - we had to specifically ask our neighbours not to video call their families at midnight. We complained about these acoustic and odour issues to reception and they simply offered us an identical room on another floor.
-- There are no extra towels provided if you want to use the pool - every guest gets into the elevator dripping wet because of this.
-- Reception loves to say NO to every request - we asked for a hand towel to use to take to the pool - No. We asked for furniture on the balcony (there is a huge pile of unused patio furniture downstairs) - No, "it will fly away" and "all those furniture pieces are broken" - flat out lies. We asked them to ask our neighbours not to use the washer dryer at 1 AM, they didn't do it.
-- Housekeeping quality is very poor - they come only once a week, are done with cleaning in less than 10 minutes. Dishes is not considered part of housekeeping - one time, they actually took the dirty dishes out of our sink and left them out unwashed!!! There are usually 2-3 staff doing the housekeeping and they loudly fight and argue with each other all the time.
-- Amenities - no conditioner or body cream offered
-- No deliveries to the room - all deliveries are delivered to the guard house and you have to go down and pick it up (they're not allowed upstairs) - again where is the "service" in "serviced residences"?
-- No trash collection - you must drop the trash off at ground level yourself.
-- only two rolls of toilet paper per week - having To go downstairs to ask for more feels ridiculous

β β β β β We stayed at the Ariva for about a month when arriving in Singapore. Our studio was small (exactly as advertised) but super functional with everything we needed. The staff is super helpful and attentive. We requested an outside table and chairs and are were immediately granted with them. The street is super calm (save for the huge construction site just in front of the building, but after sometime you hardly even notice it). All in all, would def recommend.
