We love this condo until we noticed that it floods just right in front of our unit when it rains. My husband even have to literally sweep off the water with a slipper so it wont go inside our unit. We asked for help from the conceirge & the guard came but couldnt do anything coz the the cleaner’s room is locked so we couldnt borrow any big broom or something to push the water away. There’s been a lot of issues that we encountered as well in just a span of 3 months from the time we moved in - bedroom light already spoiled even when we only use it often, there’s water dripping off from the aircon pipe inside the room, the sink in the toilet is already choked (dunno why and how when we always kept our place clean) etc. We are supposedly the first users of the place (moved in last Mid June 2017) since it was just handed over to the owner just early this year. This place nice, quiet and very convenient but we think this was poorly done by the developers.

I like here, facilities are good. Even a big study and living room corner if you don't wanna do your work at home.

I think the current management has found the most inefficient security company and concierge service provider in Singapore. For the whole condo, only one security guard is deployed. When he/she goes to patrol, no one is there to attend the security post. In the evening, the security guard attends the concierge too. Though a lady attends the concierge in the day time, having her there is like having no one. She does not listen carefully and keeps repeating wrong information. I think, the residents will be very happy not to have any security service or concierge service instead of paying high fee for such inefficient security company and concierge service provider.

This condo does not provide the services they promise. There supposed to be 24/7 concierge service for which a high fee is charged. However, in reality, only one poorly trained lady mans the concierge from 8AM to 7PM. Neither she understands English properly, nor she can provide the right solution when needed. From 7PM to 12AM, the concierge desk is manned by a security guard, and from 12AM to 8AM, no one to be found at the concierge desk. For the whole condo, only one security guard is deployed at night. Therefore, at the time of emergency, he/she can't decide whether to man the security post or to attend the emergency. Power failure in the common area is a regular event in this condo. No action is taken by the management office if any complaint is made against the staffs.

Amenities seem nice, but upon using the facilities this condo were full of flaws. It was raining and I asked for advice to avoid being drenched, the lady receptionist was hesitant to provide direction and seemed busy with playing her phone and listening to music, I asked again and she told me that there are no options except to walk through the rain. Never have I seen a condo designed this way. Forcing visitors to fill up and sign a form which was supposed to be done by the counter staffs, never seen condos where multiple visitors from the same group having to fill up separately (what is the point?). Next, I asked if there was a way from carpark at the basement level. Weirdly she said yes, I walked 7minutes from the carpark only to found out that the entrance to the compound was locked by a gate with no intercom for visitor entry. Very disappointed in this place, together with the useless receptionist, I’m also not sure what the architect was thinking.

If you are planning to stay for a short term (i.e. not more than a year) and you have no other option, then you can choose this condo. For a longer-term it is not a good option due to the following reasons: Poor Construction Quality: Construction quality is extremely poor. Almost in every unit, water leaks through the wall or ceiling. In several units, the under-basin wooden cabinet spoils due to water leaking, and landlords ask the tenants to pay for the damage. Poor Quality Whitegoods: In this condo, every unit comes with white goods preinstalled. However, none of these white goods had a standard 3 to 10 years warranty, they were on one year warranty. As the quality of the white goods was extremely poor, breakdown of microwave, fire in the refrigerator, breaking of switch covers, etc. are frequent events. Tenants need to bear the costs of these small repairs. Poor Maintenance: Maintenance is substandard in this condo. The swimming pool remains closed for maintenance for at least 6 months per year. Only 3 out of the 16 lights work in the pool. In one case, a dog was drowned in the pool. In 2021, the pool flooded during rain and spoiled the Lift in Block 176. The lift was repaired after 2 months. Noisy and Dusty Location: The condo is located just beside the busy Jalan Jurong Kechil road and there is a bus stop just at the doorstep of the condo. So, the avg. noise level is nearly 71bd during the daytime (max. I recorded was 98db). At night, loud bangs can be heard even when the windows are closed. Currently, there are three constructions sites adjacent to the condo expecting to finish construction on or after 2025. Therefore, the environment is super noisy and dusty. Frequent Impractical attempt of Rent Increment: Since 2017, every year I saw landlords are trying to increase $500 to $1000 in the monthly rent. Considering the location and the problems mentioned above, the increment is impractical. Therefore, every year tenants need to change their units. The funny point is, URA rental transaction record also shows that the rent actually did not change much since 2017, just tenants had to change their units as the landlords wanted to try their luck.

It has conceirge service. Cleaners do a good job. There's a row of interesting shops - Korean eateries & 7-11 below it. Very convenient to get out as bus-stop is just right in front of condo.
