★ ★ ★ ★ ★ I am always having my Kopi at this branch. Nothing much to say about Ya Kun’s Kopi and toast, the standard is always there.
This post is about a uncle working here. He is of age but I have to applaud for his service excellency. Uncle is in charge of clearing and cleaning the cups, washing, collecting the tray, keeping the place clean. And he never stop looking for things to do. The owner of this branch should really sit down and watch him in motion. And I hope guest like us help to return our tray so that uncle has less to carry.
There is a cashier, I spotted her name as Si Kar. She is very helpful too.
Ya Kun JEM, you have 2 good gems. Appreciate them.

★ ★ ★ ★ ★ It’s unique experience to eat middle of the mall. Haha. While enjoying the view of shops both side and the people who visiting the mall. Very friendly staff. Very clean place. Their peanut toast is must try.

★ ★ ★ ★ ★ Literally the worse yakun in all of Singapore, and I have been to at least 15 outlets here. Service horrible, staff can’t get your order right and worse of all, they give such horrible attitudes. Had bad experiences more than once at this outlet.

★ ★ ★ ★ ★ They have a 45 mins rule. If u sit longer than that, the staff will keep looking at u to make u uncomfortable. If you have such rule, make it noticeable outside so we can decide whether to come in or not, not a small notice on the table. I think it is fairer this way

★ ★ ★ ★ ★ This outlet is situated at JEM B2. Serves the usual affairs. Came one early Wednesday morning at 8am and there was already queue forming. The place sits approximately 26 pax. Food quality was good and service was fast.

★ ★ ★ ★ ★ Authentic breakfast place that opens quite early! Located in JEM shopping mall. I like how they cracked the eggs for you so you wouldn't scald your fingers trying to crack the hot eggs! The tea is nice and it has more tea taste than milk which is something I like! Tried the Soya Beancurd Milk Tea and it's surprisingly good too!

Long queue with 6-7 persons in front at 2plus pm. But the queue clear quite fast.
Comfy seating area not so crowded as quite a lot ppl in the queue is take away not dining in.
Great for local coffe toast and quick bite.
Notice announcement on new opearting hour as they no longer open till 9pm.
